When will I be contacted by the partner real estate agent, and will I need to provide some of the same information including photos?
You should be contacted by the agent within 2 business days to begin the MLS listing process. The agent will ask you to complete some additional paperwork and provide photos in some cases. Since the MLS laws and processes vary by region, it can be somewhat cumbersome depending on the requirements. It is important that you complete this information quickly since the syndication to other third-party sites will be driven by the MLS listing.
It has been two business days and I still don't have an email from the broker. What happened?
On occasion, some of our customers will experience problems receiving the initial email from out network brokers who handle our MLS listings. This is, unfortunately, a problem that is beyond our control due to the different ways that email services like Gmail, Outlook, and others process email. If you do not receive an email from the broker within two full business days, please check your junk mail folder, If you still do not see it. please contact us immediately at 877-406-0099
How long does it take for your MLS listing to appear on the Realtors MLS and Realtor.com?
Once your MLS paperwork is received your listing is upload on the MLS the same day if received by 2:00 pm (M-F), if received after 2:00 pm cutoff it will be entered on the next business day.
Agents will have access to your property information immediately, Realtor.com, Zillow, Trulia and other public access sites are syndicated to directly from your local MLS and generally take 24-72 hours.
How long does it take for my listing to show up on third-party sites like Zillow and Trulia?
Once the process of listing on your local is that it is notl MLS is complete the syndication from the MLS to third party sites like Zillow and Realtor.com occurs. We cannot control when our partner sites pick up our data feed to complete listing syndication. The important thing to note here is that it is not immediate, but your usually start seeing your listing on other sites in 2-3 days.
How are property showings scheduled?
For homes listed on the MLS, buyer agents will contact you and request a showing. You'll want to leave your key in a lock-box if you're busy at the time. For security purposes, do a quick internet search to verify that they are an agent prior to giving out the combination to the lock-box. keep all valuables locked up and/or hidden from sight
Am I obligated to pay a buyer agent commission if an agent brings a buyer and submits an offer?
Yes, your home will be listed on the MLS. If an agent sees a listing and brings a buyer, you must pay the buyer's agent commission if you accept the offer. You decide how much commission to offer as a part of the listing process. The commission you're willing to pay is stated on the MLS listing. It is NOT negotiated on an agent by agent basis. We recommend offering a commission between 2.5% & 3% since your listing will be competing with other for agent's attention.
Who handles the negotiation?
If you choose to represent yourself for the flat fee, you will negotiate the offer directly with the buyer of the buyer's agent. We are available to answer general questions that you may have about the contract.
How do we make changes to our MLS LIsting?
You may make changes to your MLS listing at any time. Simply fill out the Listing Change form e-mail us and we will make the changes for you.
Some of my property information is incorrect on Realtor.com how can this be corrected?
Yes, you will need to contact your listing broker to correct this information. Sites like Realtor.com receive listing data directly from the local MLS system it is listed on.
Do we have access to the Realtors MLS?
No, only brokers and agents that are members of their local association have access to the MLS.
What if I find a Buyer myself? Do I pay any commissions?
No commissions are owned if you find the buyer.
What is the difference between a traditional real estate and The Listing Agents Network®?
The basic differences between a traditional real estate agent and $49listed.com are what we charge for the same MLS listing service. We charge a flat fee instead of a % of the sale to list your property.
The other major difference is you retain your "by Owner" status and reserve the rights to show, sell and advertise your property yourself. If you sell your property to a buyer not working with an agent you pay NO COMMISSION!. You now have total control in the sale of your home, which is lost when you list with a traditional real estate company.
